Ice Beach by Major Developments is a beachfront residential project in Marjan Beach District, Ras Al Khaimah, close to Marjan Beach, Al Hamra Mall, Al Hamra Golf Club, and Wynn Resort on Al Marjan Island.

The project is designed in partnership with ELIE SAAB and includes 608 apartments and 21 retail units across 14 floors, with 3.8m residence ceilings, 7.0m duplex ceilings, ice-inspired glass accents, and custom facade lighting.

The residential mix covers Aurora 1-bedroom residences, Polar 2-bedroom residences, and Antarctica 3-bedroom residences and sky villas, with apartment sizes from 580 to 3,691 sq.ft. Handover is scheduled for Q2 2030, with an 80/20 payment structure including 20% post-completion over 20 months and 60+ resort-style amenities such as a private beach club, signature lagoon pool, rooftop infinity pool, spa, Russian banya, business lounge, kids water park, and ice skating zone.
