HQ by Rove is a hospitality-branded commercial office tower by IRTH Group in Marasi Bay, Business Bay, developed under the Rove Hotels brand and managed by Cushman & Wakefield.

The project offers fully fitted, fully furnished plug-and-play office spaces across 23 office floors with 360 offices, 21 high-speed elevators and individual title deeds for modular office ownership. Current office layouts include studio, deluxe, executive, simplex edge, a la carte, loft edge, penthouse loft and presidential loft options, with areas from 680 to 3,709 sqft and prices from AED 3.48M to AED 21.14M based on current inventory.

The tower is positioned in a prime Business Bay location with a private road connection to Al Khail Road and extensive amenity areas representing approximately 28% GFA. Amenities include co-working spaces, meeting rooms and boardrooms, podcast studio, gym and wellness, pool and basketball court, sleep pods and silent zones, fine dining and F&B, spa and private club, library and event spaces, art gallery and auction areas. Handover is anticipated in Q2 2029 with a 50/50 payment plan.
