Tessera is a low-rise residential apartment project in Dubai South Residential District by Al Ghurair Development.

Designed by Aires Mateus, the concept emphasizes natural light and calm contemporary living.

The current release focuses on 2-bedroom plus maid and 3-bedroom plus maid apartments, with both closed- and open-kitchen layouts referenced.

The building is planned as a G+4 development with around 100 units across a 70,000 sqft plot. Starting price is indicated from AED 2 million, with approximate pricing around AED 1,700 per sqft.

The payment plan is 10% down payment, 25% during construction, and 65% on completion, with 4% DLD fee.

The site is positioned near Al Maktoum International Airport, Expo City Dubai and the wider Dubai South residential district.
